A new way to downsize & stay connected in Matua
A home can hold a lifetime of memories. But as our needs change, the place that once suited a busy family can become harder to look after, with more space than we need and much of our savings tied up in the property.
Finding somewhere smaller that frees up money and supports independent living isn’t always straightforward. A new development in Matua is offering another option.
Homes Together, at 299 Levers Road, brings together ten purpose-built homes designed for people who want to downsize while continuing to live independently. On Saturday 7 November 2026, the community is invited to come along, explore the homes and learn how the model works.
Developed by the Bay of Plenty Housing Equity Fund, the community includes seven two-bedroom and three one-bedroom homes. Single-level layouts, wider hallways and doorways, easy access and adaptable bathrooms have been designed to help residents remain comfortable as they grow older.
“Homes Together gives people another path,” says Peter Watson, Investment Director and CFO at New Ground Capital, the Fund’s investment manager. “They can move into a modern home that is easier to manage while freeing up equity and enjoying a greater quality of life.”
Residents make an upfront contribution of $300,000 for a one-bedroom home or $400,000 for a two-bedroom home. Under the model, that contribution is refundable in full, with no percentage deducted as an exit fee. Weekly ground rent ranges from $175 to $240, depending on the home, with rates, insurance and utilities additional.
Homes Together is designed for people who can live independently and does not provide rest-home or aged-care services.
The hope is that the Matua development will become a blueprint for further communities across the Bay of Plenty. Creating more choices for downsizers could also help make larger homes available for families whose needs are growing.
At Acorn, we care about how our community can meet people’s needs at every stage of life. Through our Vital Signs and Vital Update research, we work alongside other local funders and Tauranga City Council to better understand those needs and help guide support where it can make a difference.
For people considering giving through Acorn, that understanding matters. Giving begins with caring about the place we call home and the people who share it. Looking ahead, listening to changing needs and being open to new ideas are all part of helping our community thrive.
We’re pleased to share this local initiative and encourage anyone interested to take a closer look.
